We are a current tenant of 460 Ada Drive. I strongly suggest you read this post if you are considering leasing the space in this building.
We started the construction of the leased space last year and have just moved at the beginning of 2020. It has been an extremely frustrating and unpleasant experience. We spent more than four times the allowance the landlord gave us to finish the interior of our space, just to give you an idea the extensive amount of work we had to do to get the space ready for us. The layout of the building is confusing, so we asked for an exterior directional sign to lead clients to the front entrance of the building. We asked for it last summer and we still have not gotten it. Every time we call to check on the status, we get the answer that they are working on it. This is the only issue we have asked the “management” to deal with. Sadly, it has not been resolved after over half a year!
We got charged a hefty management fee, totally to our surprise. The percentage of the management fee was never mentioned in the lease. We hired Miller Canfield to review the lease initially. However, the reality is, as a tenant, you can review the lease as close as you can, if the landlord who drafted the lease wants to screw you, they will find a way to screw you.
The landlords of 460 Ada Drive claims that they charge this hefty percentage to “all the tenants”. However, our understanding is, many of the other current tenants and the management company are directly or indirectly related in some way. As a matter of fact, the landlords themselves lease a space in the building and pay themselves a rent – you get the picture. The way landlords structure the management fee is that the amount you pay as the management fee depends on not only your lease payment, but also other tenants’ lease payments. Obviously you have no control of other tenants’ lease payments, and how much lease payment the landlords pay themselves.
We would NOT have entered into the lease and had anything to do with that landlord if we knew what we were going to experience. We’ve leased space for our locations in various cities for 20+ years from different landlords including Hinman Company, Regus, Image Office Suites. We have never had any issues or conflicts with any landlords other than this one. This landlord does not even have a website for its rental business, maybe it is a warning sign itself.
